Madulamoho’s Strategy

  • The challenge is to meet the demand for both Transitional and Communal housing by supplying as many units as possible for this type of tenure. This type of housing caters for low income earners earning between R1500 and R3500 per month
  • To acquire the right type of building that can be easily be modified for transitional and communal units and fulfil the expectations of our target market;
  • To be in direct competition to the slumlords in Hillbrow. Many people are paying the same rentals as that of MHA’s units for dilapidated and overcrowded units without proper sanitation and utiliteies.
  • Are close to employment opportunities thus adding to the peaceful living conditions which will encourage stability in a secure environment.
  • Making sure that properties are well maintained and provisions are made for long term maintenance.
  • To provide training, job creation and social services to our tenants. As part of the extensive development plan for its tenants, Madulamoho uses the services of MES. MES is well established welfare organis ations who have been instrumental in community development in Hillbrow for the last 20 years. MES is contracted by the Department of Social Services and Popul ation Development to train and find employment for 400 people a year in Hillbrow with Madulamoho providing accommod ation for these people.
  • These services are not an afterthought or point scoring exercise to win tenders (as is the case with many other institutions). This strategy is an integrated part of the business of Madulamoho.
  • Madulamoho wants to be the organisation of choice to provide alternative accommodation for possible evictions that has to be done by the City of Johannesburg Property Company or other institutions making use of the better building program. The pressure to provide alternate accommodation has increased since the High Court ruling on 3 March 2006 (COJ vs Rand Leases et al).
  • Madulamoho’s strategy is to find partners to bankroll this development. The Gauteng Department of Housing is accepting Communal Housing as a desirable, affordable and viable progression from Transitional Housing and they have indicated their support for the strategy of Madulamoho. Madulamoho will apply for institutional subsidies.
  • Madulamoho can produce letters of support from the Department of Social Services and Population Development, the Department of Public Works and the Gauteng Department of Housing indicating their support for Madulamoho’s strategy, plan and successful tender concerning the BG Alexander.
